A sense of serenity welcomes you in, where curated artwork and design-led interiors meet the tranquil Lake Esmond setting. The living area features botanical wallpaper, layered rugs and thoughtful furnishings, creating an inviting space for quiet relaxation beside the treetop views, with a beautifully presented piano adding a gentle, melodic touch.
The open-plan dining and kitchen area continues the home’s curated aesthetic, featuring a modern, fully equipped kitchen and a dining table for six. Step onto the patio for outdoor dining, a timber swing and lush greenery. A rear gate leads directly to the Lake Esmond walking path, where birdlife and the gentle call of bronzewing pigeons enhance the natural setting.
Upstairs, each bedroom reflects the owner’s artistic style with curated artwork, distinctive patterns and calming natural views. The main bedroom offers a queen bed, walk-in robe and private ensuite, plus an adjacent study for work or quiet reading. The second bedroom features another queen bed with leafy outlooks, while the third includes a king single with a trundle and botanical touches. A central bathroom with a bath and separate toilet makes routines easy for families and groups.
Comfort is assured year-round with central heating controlled from the panel beside the laundry door, a split-system air conditioner upstairs and pedestal fans to circulate cool air in the bedrooms. Electric blankets on both queen beds and the king single provide added warmth in cooler months.
Two on-site parking spaces are available—one in front of the garage and one on the high side of the driveway. Additional vehicles should park on Clayton Street, please avoid blocking neighbours’ garages. The home also has internal stairs, which may impact guests with mobility concerns.

The Ballarat Aquatic Centre in Lake Gardens provides excellent facilities for families, and Eureka Pool on Eureka Street offers a refreshing outdoor option during the summer months, just a short drive away.

Nearby spots such as Drive, Johnny Alloo, The Clothesline, Websters and Eclectic Tastes serve quality coffee and relaxed meals.
