The flat is on the first floor (UK, 2nd floor US) of a beautiful house in a very quiet location overlooking greenery and nature. It has character and is not furnished with the latest fashion of a well-known Scandinavian retailer. The owner,...

Anyone looking for perfect accommodation to the latest standards will probably be disappointed. But if you have an appreciation for old and beautiful things, you will love this accommodation! This spacious accommodation is located in a unique idyllic setting and is ideal for a family holiday. The distance to the direct neighbours and the public road is very large. Children can let off undisturbed and carefree in the spacious garden. The house is very well connected by public transport, with the Inntal motorway and train station just four minutes away by car. The accommodation is an ideal starting point for a variety of leisure activities in both summer and winter. It is a separate, self-contained floor with 120 square metres of floor space in a detached, 100-year-old house with unobstructed views. The house is located outside the village in a protected landscape area directly at the foot of the Nusslberg. It has its own large garden and veranda. The rooms in the accommodation have recently been repainted. The parquet floors were newly stripped and sealed in the process. Some of the furnishings are antique, valuable pieces of family-owned furniture, which naturally need to be treated with love and care. The beds are very comfortable, as the upper edges of the mattresses are almost 50cm high, which makes getting up in the morning very pleasant. High-quality hotel bed linen is provided (100% white cotton). The premium shower towels provided are also made of 100% cotton. The accommodation is equipped with central heating. There are also two wood-burning stoves. The kitchen and bathroom date from the renovation in the seventies. They are clean and functional, but of course no longer meet modern standards. Some of the windows and doors have not yet been repainted.
There is no television in the house, but there is an internet connection with up to 50 Mbit/s bandwidth. A collection of classic board games is available. In the living room of the accommodation there is a loudspeaker box to which a mobile phone or laptop, for example, can be connected via a jack plug. I have renovated and furnished the holiday flat with a great deal of personal effort and dedication. Make yourself at home - I am convinced that you will treat the holiday flat with respect and care. I have a lot in common with this house. My father grew up here and I have been coming to this house ever since I can remember. My primary residence is actually Munich, but I spend a lot of time here myself. When I'm in the house, I use the granny flat on the ground floor. I occasionally make the entire first floor available as separate, self-contained holiday accommodation for selected tenants. Renting it out helps to cover some of the considerable maintenance costs of the house. I am delighted when other people also enjoy and appreciate this unique house in this absolutely idyllic setting. The house is considered one of the most beautiful in the area.
The terrace leads directly into the house's garden, which you can use to your heart's content. A beer garden table and chairs and a parasol are at your free disposal. You can climb the neighbouring Nußlberg directly from the property. The surrounding lakes can be easily reached by bike or with a short walk. The Kreutsee and Hödenauersee lakes, where there is a modern water ski centre, are particularly noteworthy. My personal favourite is the Hechtsee, the largest and deepest lake in the area, located on the border with Tyrol. There are many hiking opportunities in the immediate vicinity. For example to the numerous mountain pastures (Schopperalm is highly recommended) or of course in the Kaiser Mountains. The region is also ideal for cycling tours. In winter, the accommodation is an ideal starting point for the large Austrian ski areas. The entrance to the SkiWelt Wilder Kaiser-Brixental is just 18 kilometres away. From there, the ski areas in Scheffau, St. Johann and Kitzbühel can be easily reached. In the winter season, in addition to the large Austrian ski resorts in the immediate vicinity, there are also quite tranquil ski slopes on the German side, such as Hocheck or Sudelfeld. There are also toboggan and cross-country ski runs in the surrounding area (Dörfl).
