Sleeping area: - Bedroom 1 (ground floor): queen-size bed (160x200), en-suite shower room with washbasin. - Master bedroom (1st floor): 2 single beds (80x200) that can be converted into a queen-size bed (160x200), balcony and exceptional view of the lake. - Bedroom 3: double bed (140x190). - Alcove bedroom 4: 2 single beds (90x190) with separate washbasin. - Bathroom with shower and washbasin. - Separate WC on the ground floor with washbasin. - WC in upstairs bathroom. Exterior: - Large enclosed garden of 1,500m² with direct access to the lake. - Private pontoon with boat buoy included. - 50m² wooden terrace for dining and relaxing. - Table tennis and boules available. - Lock-up garage on street side (cars, bikes). - Summer kitchen on garden level with modern equipment (induction hob, fridge-freezer, dishwasher, washing machine). Activities : Go hiking at Semnoz, cycle along the shores of the lake, experience thrills with water activities (wakeboarding, private outings...), explore the local heritage on cultural visits (Lake Annecy Ecomuseum...), take to the skies on a paragliding adventure and stroll through Annecy's old town. Connoisseurs of fine cuisine can enjoy tailor-made gastronomic experiences thanks to our chef services (delivery, private chef...). All your activities and services can be organised by our local partner, an expert in personalised holidays. Transport : - The regular SIBRA 20 bus line, with a stop located 5 minutes' walk from the house, provides easy access to Annecy city centre (around 10 minutes) as well as nearby beaches (5 to 20 minutes). - Geneva international airport can be reached in around 35 minutes by car. Buses and private shuttles also run between Geneva and Annecy. For greater comfort, we recommend that you use taxis or VTC services. - If you choose to come by car, a private parking space is available in front of the residence.
