Modern villa on the hillside - Maison contemporaine récente de 110m2 sur 2100m2 de terrain sur côteaux à Calignac 6km de Nérac, tous commerces et supermarchés, et 18 km d'Agen TGV, coeur de ville et zones commerciales avec tous les équipements à disposition, elle est conçue pour la vie à l'extérieur avec sa grande terrasse couverte surplombant son jardin et sa piscine privée 10x4,5m équipée d'un abri rétractable. A compter de Mai 2022 les travaux d'accessibilité permettront un accés PMR facilité (petite assistance souhaitable pour la pente)
Amoureux des côteaux du Lot et Garonne et de la toscane française vers le Gers, j'ai acquis la Villa Lembarrat en 2021, aménagé les abords avec un nouveau parking et une allée facilitant l'accès PMR et couvert la piscine avec un abri, pour le confort de mes locataires
Le quartier est résidentiel proche de la route Agen Nérac mais sans nuisance , les 2100 m2 de terrain garantissent le confort privatif des locataires
