A) One room can be converted into living room- it has 2 sofa beds. (No separate living room/dining room- only 5 bedrooms+kitchen+2 bathrooms).
B) Stove/oven usage requires upgrade: daily fee GBP 15.
C) Parking per car GBP15 per day (12hrs) or GBP 8 for half day (6 hrs)
D) 5 portable air conditioning units available: 1 in kitchen area + 4 in bedrooms. Bedrooms air con is GBP 8 per day, each
E) Gallery photos 1, 8, 9, 10, 11, 12, 13 are of the same room which you can request to be set up as bedroom, living room or dining room. Dining table is made by joining together 2 or 4 desks from bedrooms and covering with tablecloth. Matching white dinnerware set available upon request and in case of breakage of one of the dinnerware pieces you will be charged GBP 100 for replacing whole set. Photos 5, 27, 28, 29 are of the same room shown with different bed set up. Photos 7, 21, 22 are of the same room shown with different bed set up.
F) You must not disconnect, obstruct, cover, alter settings or set up of any electric or electronic devices, security cameras, wi-fi or security devices.
G) No visitors or undisclosed guests. No adding guests after booking. Only guest number/guests added to reservation allowed in the property. Each visitor, additional undisclosed/unauthorised guest or guests added after booking is confirmed will be charged GBP 200 per day. Please add correct number of guests at the time of booking to avoid charges.
H) Storage/consumption of alcohol is prohibited without host consent and additional charge may be payable.
I) Reservations with option ‘Pay the property before arrival. No credit card needed’: If reservation is confirmed without up front payment, you will be required to pay the property in full before arrival via bank transfer immediately upon making the reservation and the property sharing bank details for payment. Failure to pay will result in cancellation.
J) In order to check in you need to inform the property of your check in time on the later of at least 48 hours before check in day starts and at the time of booking. Failure to provide check in time will result in you not being able to check in or incurring a GBP 200 fee and having delayed check in. If you miss your provided check in time, you will be charged GBP 200 for each commenced hour of delay as long as you still arrive within advertised check in hours. You must arrive for check in on the first day of your reservation. Arrival after latest check in time is not possible. Late check in, arrival on a later day or late check out (overstay) are subject to availability, property consent and GBP 200 charge per each commenced hour of late check in or check out.
K) If you violate any fine print terms, house rules or any terms written on the Property’s page you agree to leave the Property immediately, have your reservation cancelled and not be refunded for any remaining unspent nights and pay GBP 200 for each violation or have the amount deducted from damage deposit.
L) Examples of deposit deductions for missing/damaged items (each separate incident): keys or key card GBP 50, remote control GBP 100, each time you touch a plant GBP 200, accessing back garden GBP 100, flip flops GBP 20. You will be charged for stain or damage related expense incurred by the Property, including compensation for time and handling of the incident. Charge for smoking GBP 400.
To maintain the garden, during your stay host who will access the garden through separate entrance that is outside the property.
M) You can only access front, tiled part of the garden. You are not allowed to access back, green part of the garden. Please do not touch, break or cut any plants or move any plant pots in the front or back garden.
N) Mid stay inspection may be carried with prior notice.
O) CCTV monitoring (audio enabled) outside entire house and between primary and secondary entrance doors (common area).
P) In order to receive Damage Deposit back, you must follow all rules and terms stated in the advert’s description (hereinafter ‘the Terms’) and keep the property and its contents, including all furniture, electronic equipments, fixtures and fittings (hereinafter ‘the Property’), in, on or at the Property in the same state of repair and cleanliness as at the start of the booking.
Q) You are responsible for the safekeeping of the Property, therefore you must, among others, to lock all doors and windows and ensure that the Property is safe upon your departure. You are responsible for your own acts and omissions and anyone’s acts of omissions who you provide access to the Property. You and anyone you provide access to the Property are bound by the Terms. You and your guests must be respectful towards property staff.
R) Upon your check in you must immediately inspect the Property for pre-existing damages and report them to the host. You will be liable for damages that are not reported to and confirmed by the host as pre-existing. Stains on walls, upholstery, bedding, etc are considered damages.
S) Property inspection following check out will be carried out without your presence. This is to allow staff for uninterrupted process without time limitation and pressure.
T) International transactions may result in bank charging processing fees when processing deposit refund. The Property is not liable for any fees banks may charge for international transactions of deposit. Card payments attract nonrefundable 2% card fee.
U) For express check in please send a full, clear picture of both passport pages opened on the picture page. Photo must be clear, without flash reflections and must not be covered, redacted, cropped or altered.
V) In order to check in guest’s name as provided on the booking must match photo identification name of one guest checking in as well as the name used to pay for the reservation. Person who makes a reservation must be one of the guests checking in
