Born and bred in Edinburgh, I have run the guest house in my family home for over 20 years. I love to welcome guests to my home and city!

Clean, comfortable and cosy rooms within a semi-detached Victorian Villa, situated in the Edinburgh city centre area of Newington. Located on major bus route, with busses every 5 mins (approx) heading to the beating heart of the city.

Warm and welcoming community based with local amenities close at hand. Directly opposite the house is a large shopping centre which has various eateries (Greggs cafe, Sainsbury’s Cafe, Costa Coffee, McDonalds) aswell as supermarkets and a pharmacy.

Guests must provide and estimated time of arrival within the available check-in time of 12:00 and 18:00. Without providing an estimated time the property will not be able to arrange for staff to be present as the desk is not manned at all times between 12:00 and 18:00. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation.

Guests arriving before 13:00 or after 18:00 (outside of permitted check in time) must provide a special request through Booking.com.

A same day arrival booking estimated time of arrival must be provided with a minimum of 2 hours in advance of arrival.
