Broadlands Windermere Award Winning Guest House, is in the heart of the English Lake District, now a World Heritage Site. Broadlands is a traditional stone built Victorian house built circa 1885 and is located on a quiet road 2 minutes from the centre of Windermere Village and a pleasant 20 minute walk to the village of Bowness on Windermere and the Lake. Rooms feature crisp white cotton sheets and luxurious bedding, and an en suite bathroom with towels and free toiletries. Each room also benefits from free WiFi, a hairdryer and tea/coffee making facilities. Broadlands Windermere has previously been awarded 3 AA Gold Stars. The house has lovely views overlooking Ellethwaite Park. The local open-topped bus can be caught from the top of the road and the train and bus station is less a 10 minute walk away. There is free parking available on Broad Street and a public car park directly across the road. This property does not have a lift. Guests must be able to climb 1 or 2 flights of stairs.

The guest house is owned and ran by Dawn & Stephany, a mother and Daughter team. We both live on site, so are generally around if you have any questions or need any help. Our main aim here at our guest house is to make sure all of our guests have a lovely time and feel right at home during their stay with us here in Windermere. We hope to see you soon!

A warm welcome awaits you at the Broadlands Windermere, an award-winning, family-run, guest house situated on a quiet road in the heart of Windermere Village. Our traditional house is just a leisurely 20-minute walk from lake Windermere and Bowness-on-Windermere, and a short drive from Ambleside, Grasmere & Kendal. We are also situated less than a 10-minute walk from the train and coach station, and the open top bus can be caught nearby, making us an ideal base to discover what the beautiful Lake District has to offer. Many walks can also be started from our home, one of which has spectacular views over Lake Windermere, and many amazing cafe's/restaurants & shops can be found just moments away, serving a variety of breakfast, lunch and dinner. All of our guests' rooms are equipped with ensuite facilities, cosy towels & bedding, complimentary toiletries, a hair dryer, smart TVs, free Wi-Fi and a hospitality tray stocked with a selection of tea, coffee and biscuits for our guests to enjoy. We also offer additional items on request such as fans and electric blankets. PLEASE NOTE: Our home is a typical English home, with rooms on the first and second floor, which are only accessible by either one or two flights of stairs (We do NOT have a lift/elevator) We are also now a ROOM ONLY establishment, therefore, no breakfast or meals will be served, however, there are many cafes just a minutes walk away that serve breakfast.

Check-in times are 16:00 – 18:00. Later check in is available on request. Luggage storage is sometimes possible by prior arrangement only.

Please note that there is free on-street parking spaces available on a first-come, first-served basis. A public pay car park is directly opposite the property.

There is NO lift at the property so guests will have to climb either 1 or 2 flights of stairs to their room. We are a ROOM only establishment, therefore, no meals are included.

Kindly note that the guest is liable for any damages made to the property by themselves during their stay. Full payment will be taken 14 days prior to arrival date. The property cannot accept American Express.
