From sturdy glass balustrades to baby-changing mats and secure seats, we prioritize the well-being of our young guests. Travel cots (fees apply) and optional fireguards, stair gates are available upon request. Accommodating up to five guests, (additional single air mattresses available for extra guests - fees apply) our cottage provides cosy space and comfort. The ground floor bathroom offers modern amenities, including an electric shower over the bath, basin, toilet, and storage.
We warmly welcome well-behaved dogs, (max 2 permitted - fees apply) and special doggie welcome packs ensure their comfort. Please inform us in advance as we are a working farm and often have livestock around. Experience the beauty of the Sussex countryside. Watch graceful buzzards in flight and witness deer grazing at dusk. Clear nights reveal a dazzling Milky Way. An electric car charging point is available (extra fee), allowing sustainable exploration.

Chase Farm is a working farm located in Southwater where the Edwards family have been residents since 1955. Originally a dairy farm, the land is now grassland and arable, so depending on the time of year, you might have sheep grazing nearby or witness the exciting goings on of the hay harvest in action! You will also have the opportunity to see and hear the local wildlife in the fields from your accommodation; from roe deer, pheasants and foxes to buzzards, tawny and barn owls.
Southwater village developed in the 19th century when the brickworks opened in 1891 to take advantage of the vast Sussex clay reserves until its closure in 1981. These red engineering bricks were especially strong and were used worldwide for bridges, infrastructure and housing, including Chase Farm.
Located within 40 miles of central London and 25 miles from the M25, Chase Farm is within easy reach by car or train, yet far enough away to feel like you are really going away on holiday. There are plenty of sporting, social and “foodie” events taking place throughout the year, plus a wide selection of historic houses, castles and gardens to visit. You can spend the evenings sampling one of the many excellent local eateries or cooking a feast under the stars on your own private fire pit BBQ. We look forward to hosting you soon!
There is easy access to walks and cycle paths (Southwater Woods, Southwater Country Park, Downs Link, South Downs National Park) and to nearby sites and attractions. Horsham town centre is a 9 minute drive away, and offers a broad selection of shops, boutiques, gastro pubs, restaurants and bars selling craft beers. There is an Everyman cinema, a theatre, and venues hosting live music and comedy events. Horsham Market takes place twice a week. You can sample some of the best street food in Sussex on a Thursday or fill up your fridge with local produce and artisan breads and cheeses from the farmers market on Saturdays.
