A large detached peaceful family home with a warm welcoming atmosphere and ample space for parking ( motorbikes can also be accommodated). Guests can book the attached private apartment with separate access, or book individual rooms in the main house. **For guests booking individual rooms in the main house, please note we have a cat! Lily is very sweet natured, very nosy and loves people, especially if you play with her! Be warned - if you give her a cuddle, she will make you a friend for life and follow you everywhere! *The apartment is completely independent and private with a full working kitchen (including pots/pans, utensils, crockery etc) and limited access to a shared decking area with patio furniture in the back garden. *The individual rooms in the main house are very spacious and have a shared bathroom with limited access to the kitchen: while there is no cooking allowed guests are welcome to use the microwave/oven/airfryer as well as use the dining table, crockery/cutlery - if you need space in the refrigerator, please let me know. The rooms all have keys and can be locked.

I have lived in Edinburgh most of my life so know it well. I live in the property and am very easy going - guests can decide how much/little contact they would like. I'm happy to help/guide guests with planning their trip, what to see/do etc. Guests are welcome to come and go as they please.

A quiet, leafy residential area that is only 20 (ish ) minutes by bus from the City Centre. The famous Portobello with its cafes and famous beach is a short walk away and the beautiful and majestic Holyrood Park- home to: The Sheeps Heid (the oldest Pub in Scotland), 2 lochs, breathtaking views of Edinburgh and Holyrood Palace is 10 minutes away by bus. Nearby there are excellent food, retail and leisure facilities, lovely walking/running/cycling paths/routes and a 24 hours grocery store with a 24 hour fuel station. Road links are also excellent and its easy to get out of the city and explore Scotland.
