Set in a private but highly accessible rural location on the southern fringes of the Scottish Highlands, the former farmhouse boasts stunning views over the heather-clad hills, fields, and streams. A host of fantastic sporting, recreational and cultural opportunities await guests on the Estate. With an interesting history dating back to 1850, the original stone-built farmhouse has been wonderfully restored and recently updated into a modern hunting lodge. Thanks to its large, double aspect windows and the stunning architect-designed cathedral ceiling, beautiful light floods into the downstairs sitting room and beyond. The open-plan designer kitchen is fully equipped with all modern conveniences including a double oven and an induction hob. The generous and stylish dining area makes for easy entertaining and boasts its very own teardrop chandelier! The drawing room has sumptuous leather sofas and a woodburner for cosy relaxation on cooler days. Upstairs, there are four beautifully appointed double bedrooms all with super king beds and modern en-suite facilities. Two of the rooms can be converted to twin beds. Guests love the variety of interesting features such as the four poster bed in the master bedroom. There’s even a traditional slipper bath! If outdoor bathing appeals more, there is also a hot tub in the grounds for guests to use. There’s plenty space in the boot room for storing golf bags and hunting equipment, including a secure gun cabinet. Flagstone floors in many parts of the property make it practical to live in and outside there is ample room for car parking. We provide a full concierge service to arrange activities and days out, book local restaurants, airport transfers, car hire, private chef hire, etc. We can also arrange chilled Champagne, chocolates, food hampers with local produce and fresh flowers for your visit.

Kipney Farmhouse is part of Logiealmond Estate, a privately-owned working farm and country Estate in Perthshire, Scotland. Known for its beautiful scenery, the area also boasts excellent sporting and recreational opportunities all year round. These include high quality driven and walked up game and grouse shooting, first class pheasant and partridge shooting, red, roe and fallow deer stalking, and salmon and sea trout fishing on the River Tay and River Almond as well as clay-pigeon shooting. The town of Perth is just 12 miles away with good shopping, restaurants, sports centres and a theatre and concert hall. Road connections are excellent with nearby motorway access to the cities of Edinburgh (57 miles) and Glasgow (64 miles). Perth train station offers regular services to Inverness, Edinburgh, Glasgow, and London (including the Caledonian Sleeper service) and Perth airport offers private air travel.
