I live just around the corner from Lower Mill Estate, as do the rest of my team. We at Cotswold Sleeps really care about your stay, and we like you to feel cared for and at ease at Merlin House. Merlin House is a home away from home. The owner has lived here for years and has recently started renting to guests so you will find everything you need and more. Large comfortable bedrooms, open plan living, separate office, log burner, enclosed deck, direct lake access, air conditioning and private electric vehicle charging. And you have free access to the luxury on-site spa with heated pools, treatment rooms, sauna, steam room - the treatments will require booking in advance. There are tennis courts to enjoy, as well as Multi Use Games Arenas and playgrounds. Ballihoo field-to-fork restaurant is divine!

This property is located on Lower Mill Estate which is privately owned and located on a huge nature reserve. The facilities at the house, and on the wider Estate, are second to none. There are a myriad of activities on-site including paddle boarding, kayaking, cycling, swimming, walking... And there are tennis courts and playground on-site too. You will spot lots of birds and wildlife throughout the Estate. My greatest achievement is catching a glimpse of a Bittern a few years back - their vocal range is immense!
The unpredictability of our lovely British weather doesn't phase us either, the stunning on-site spa means warm swimming for all throughout the year, and air conditioning at Merlin House is an unexpected godsend those few scorching summer days that might creep up on us!
Lower Mill Estate is less than 2 hours from London and the perfect place for families to get together.

1. SPEED LIMIT – There is a 10mph speed limit
2. ROAD SAFETY – Pedestrians have the right of way
3. WATER SAFETY – British standard buoyancy aids must be worn when using the lakes
4. BIN STORES – Please do not leave rubbish outside your holiday home, there are bin stores around the estate
5. QUIET ZONE – Due to this being a nature reserve, please keep noise to a minimum after 11pm. No Hen/Stag Parties or similar such parties that will create a disturbance to others on the estate - We promote a family atmosphere at all times
6. PARKING – Each property has one parking space, other cars to park in Visitor spots with parking permit displayed
7. WILD ANIMALS – Please do not feed any wild animals
8. DOGS – Dogs must be kept on leads and must never be left unattended in the properties
9. PRIVATE HOLIDAY HOMES – Each home is privately owned and we kindly request that you respect the privacy of the residents.
