Renovated guest house with 3 private rooms all with their own private bathroom equipped with every comfort: extra long bed (200 cm), air conditioning, comfy showers, USB plugs, hair dryer and 43 inch monitor with free access to Netflix. Kitchen use limited to coffee machine, kettle and fridge unless the whole apartment is rented. Breakfast (if included in the rate that you book) is in a nearby coffee house/pastry where you can enjoy typical italian breakfast: a beverage (coffee, cappuccino, american coffee tea or milk) and a croissant (try the one with pistacho if you like it, is really nice!). Cleaning and bedding will be provided every morning for free (between 10.30 AM and 1 PM). Fresh towels will be provided for free at the middle of the stay just for stays of at least 4 nights. On request it is possible to book a professional transfer service from both the airports (Fiumicino and Ciampino).

My name is Marco, I am 37 years old and have a degree in International Relations. However, after experimenting with my work as an employee, I realized that a "full office life" was not for me and I decided to invest in the hospitality, a sector that I always liked. Having the luck of being born in Rome, I decided to give it a try: in October 2019, after a long and complete renovation, I finally create Ziani Vatican Boutique, a modern guest house started with the goal of making guests feel at home. Unfortunately, only 5 months after the opening, the only unwelcome guest arrived (pandemy) and for this I was forced to close for 18 months. Since September 2021, I have finally started again and now everything is going for the best! I try to be always avalaible to satisfy their requests, helping them to enjoy their stay in Rome. Moreover, all the guests that are looking for an authentic experience, will be able to count on numerous suggestions on where to eat typical dishes of Roman cuisine and advices on how to discover the best attractions of Rome, even the least advertised!

The guest house is situated in a quiet street and at the same time close to the city center in one of the most strategic areas for visiting Rome. You can go by walking to the Vatican Museums (just 10 min) and to San Peter Cathedral (20 min)! The area is filled with shops and offerings for the restaurant. There is plenty of choice of typical Roman cooking, pizzerias, ice cream shops and takeaways. Just below the guest house (50 metres) there is a supermarket (Conad) and if you walk 5 min you can find another supermarket (Carrefour) open 24 hours a day. The guest house is also 3 min walking from Cipro metro station, one of the most central stops of Metro Line A connecting the principal attractions of the city: - Ottaviano -> San Pietro (1 stop): 3 min - Flaminio -> Piazza del popolo (3 stops): 6 min - Spagna -> Piazza di Spagna (4 stops): 8 min - Barberini -> Fontana di Trevi (5 stops): 10 min - Termini -> Train Station (7 stops): 15 min There is also a taxi station near the house and there are avaiable several garages to keep safe your car, the most convenient is located 100 metres away and costs 20 euro per day.
