I'm born in Venice and I'm back after work experience in EU and far east. I'm a traveller and I fully understand the needs in relation to travel. It will be a pleasure to tell you about my favorites restaurants, authentic craft stores or best bakeries, but I even tell you which are the bad shops with fake souvenir. Once in a while, you'd need a help to schedule your tour. I'd be helpful to plan or resolve any doubt or unforseen. I'm not a guide, but I'm born in this amazing city and I'll be here to welcome you.

Sottopiano is a private room with ensuite bathroom, located in a quiet and authentic area of the Castello district—perfect for travelers looking for a simple and convenient stay just minutes from the Biennale and St. Mark’s Square. The space is modest but functional: a double room equipped with a mini fridge, kettle, coffee machine, and a private bathroom. It has a private entrance for full independence and privacy. The neighborhood is residential and local, with bakeries, small shops, supermarkets, and traditional restaurants nearby. Riva degli Schiavoni, the Biennale, and St. Mark’s are all less than a 10-minute walk, while Rialto Bridge is about 15 minutes away. Ideal for independent travelers, smart workers, or couples, Sottopiano is a simple yet authentic base in a strategic location in the heart of Venice.

Sottopiano is located in the sestiere of Castello. This neighborhood is populated by the highest number of locals. This means it's easy to find useful shops, fish markets, handcraft shops (not just souvenirs) and the last old cobbler and barber shops. The apartment is for exclusive use of the guests. Do you want to reach Saint Mark’s Square or Rialto in 10 minutes and the Biennale Gardens in 7? Or maybe... do you want to get on a public line boat bound for Murano in 3 minutes? If your stay is at Al Piano, all these options are available. This neighborhood is populated by the highest number of locals. Visit "Walking Venice", our channel of daylife on youtube. This means it's easy to find useful shops, fish markets, handcraft shops and the last old cobbler and barber shops. In this sestiere you’ll find the Biennale Gardens, Arsenale, Sant'Elena (the green area of Venice). Castello shares a border with Saint Mark Square, the historic heart of Venice, and Rialto Bridge, crossroad and center of the city where you can find the central fish market and fruit and vegetable markets. Some of them unfortunately have converted to touristic products, but there are still many authentics...

A late check-in fee of €50 applies for arrivals between 8:00 PM and 12:00 AM, payable in cash at check-in. All arrivals after 8:00 PM must be prearranged and approved by the host, who reserves the right to refuse due to personal commitments.

For any late check-out, a request must be made at least 48 hours in advance and confirmed by the host. If approved, late check-out is possible until 2:00 PM with a surcharge of €30, payable in cash at departure.

Please note: all check-outs, whether standard or late, must be requested at least 24 hours in advance to allow the host to arrange a property inspection prior to the guest's departure.

For late check-out, the standard time is until 10:00. A request must be made at least 48 hours in advance and confirmed by the Host. If approved, late check-out is possible until 2pm, with a surcharge of €30. Payment must be made in cash at the time of departure.

Please note: all check-outs, whether standard or late, must be requested at least 24 hours in advance to allow the Host to arrange an appointment for a property inspection prior to the guest’s departure.
