Originally the Napier Lighthouse was to have been sited on the end of Lighthouse Road at the top of Bluff Hill in the reserve set aside by the Hawke’s Bay Provincial Council but for economic reasons (to reduce running costs), the light was eventually mounted behind the local Prison. Now, The Bluff Hill Bowling Club is on that old historic reserve and the Bluff Hill Lighthouse B&B is located in front of the Bowling Green where the Napier Lighthouse was originally planned, commanding one of the best views in Napier overlooking the Port of Napier and all of Hawke’s Bay. The Bluff Hill Lighthouse B&B was originally a two storey colonial villa with four bedrooms. Now the house is divided in half and each unit consists of two bedrooms, a kitchen, a bathroom and a living room. The custom designed B&B is completely private with separate access to the B&B. The Bluff Hill Lighthouse B&B is located right in front of this pocket of land which is now zoned as a Department of Conservation reserve. The unique location and breathtaking panoramic views are some of the best in Napier. Buff Hill Lighthouse B&B is within 10 minutes walking distance to the centre of Napier City or the beach.

The Bluff Hill Lighthouse is located on top of Bluff Hill overlooking the port of Napier and the Mahia Peninsular within easy walking distance (15 min) to the center of Napier city. Also there is a native bush reserve just across the road that leads to the Bluff Hill Lookout as well as the Port of Napier/Ahuriri port/sea side Village, local beaches, cafes, restaurants, cinemas and boutique shops. The neighborhood is quiet and generally referred to as the "Napier Hill Character Zone". The B&B has no immediate neighbors. Although at times there can be bowling activity at the bowling green beside the deck. There is some traffic to Napier Hill Lookout during peak periods but generally the surroundings are quiet and very peaceful.
