The upstairs studio apartment consists of a beautiful living room area, a very comfy Murphy bed, a full sized futon sofa, full bathroom, a fully equipped kitchen and a walkout outdoor living space. Located downstairs is a huge wreck room with fun amenities such as a pool table, air hockey table, arcade games and entertainment area with a 55" LCD Smart TV, two comfy full beds, a queen-size sleeper sofa, an air mattress, additional dining table, full bathroom and kitchenette. This property offers two kayaks, 1 canoe, paddle boards, space to dock your boat and a boat ramp nearby. Upstairs & Downstairs offers Wifi and a Smart TV for streaming your favorite shows and movies. PLEASE NOTE: **The upstairs unit and the downstairs unit BOTH have separate and private entrances. The upstairs and downstairs are not accessible to one another from the inside, but by a staircase on the outside. There are NO interior stairs connecting these two units. Both the upstairs and downstairs units are yours to enjoy during your stay, and are not shared by anyone else. **The owner lives on the grounds in a home that is adjacent to but not directly next door to this home. You are welcome to use any of the outdoor areas which include the playground, pier/dock, floating dock and fire pit area. All of the grounds are the common area shared with the owner and there for you to use for your enjoyment. The owner lives on the property and is always available should you need anything or have any questions or concerns. Feel free to message us any time. The owner's beloved dog lives on the property, but we are respectful of guests' privacy and their own dog(s) accompanying them during their stay. This property is located approximately 400'-500' from the Chickahominy river. We have a private playground area on this property. Our calendar is up to date and accurate. If your requested dates are showing as available, you are welcome to proceed with your booking! Due to our high number of turnovers, we cannot accommodate early check-in or late check-out requests. We only allow dogs; no cats. This is non-negotiable. Please read and understand the cancellation policy prior to booking. This policy is firm, and we will be upheld in the event of a cancellation.
