Nothing. Be careful using the kitchenette basin when washing cups as the water pressure is great!

It’s an awesome little gem! Everything you need, very clean, beautifully decorated, well priced, and fantastic welcoming communication with the host. It suited our needs as a family group. It’s the front section of a house converted to a guest stay.

A real surprise! Such a little gem! It is beautifully decorated, spotlessly clean and extremely comfortable and warm! It felt very homely and we absolutely loved our stay. Plus our host was so lovely and helpful.

The beds are very comfortable and the spaces are generous. The guest house was cosy and warm and the communication from the hosts was excellent. We had a lovely stay and would return.

Although the house itself is old, it’s so well maintained, you can tell Denise invested a lot in it! The accommodation was super clean, very comfortable. Denise also has different books and games for different ages. The space was sufficious, there are different books and games and even high chair for the little one. We will definitely come back if we visit Ballarat again!

We started off on the wrong foot as the door code we were told would be sent in advance had not been (we were on an extended holiday so didnt notice until we arrived). Thankfully there was a phone number by the door otherwise we would have really been stuck using the booking site message service. It took about ten minutes to get a call back but Denise was very pleasant and got us in right away thereafter.

The Guest House area is a great renovation of an existing space for use as a Guest house. A lot of thought clearly went into the design and it was appreciated. We even noted the way the materials used for the bathroom and will seek to use similar flooring for our bathroom renovation. The made good use of a repurposed walk-in closet for a kitchen sink, flatware and silverware, extra bedding, games, and items for babies like booster seats. The neighborhood was quiet and close (maybe 10 minute drive) to the Lake Wendouree and the Botanic Garden. It is walking distance to an IGA and great coffeeshop (get a magic!). Also very short drive to Sovereign Hill, which was our target for this leg of the trip. There is a Mercure and another hotel across the street from Sovereign Hill but I would much rather stay at this guest house than one of the hotels for the same price.

Very small kitchen, and TV in the room with the kids was hard when they went to bed. Could do with a TV in the master bedroom for when kids are asleep. Otherwise perfect

Guest house is the front part of the existing property with newly renovated bathroom and cleverly converted kitchenette. It’s very well equipped and cosy. Denise is lovely and provided clear instructions on check in details, local attractions and very responsive to messages.
