The bed and breakfast was just what we were looking for, it was a perfect distance from downtown. We walked every day into downtown to look around and to eat. For us it was about a 25 minute walk. The room was very clean and comfortable.

Breakfast was amazing, homemade and gourmet. Location was perfect and very close to the top wineries. Staff was kind, courteous and flexible with our needs and requests. Room was clean and bathroom was spacious.

We did not mind at all , but all 3 suites are about a dozen stairs up, so if you have mobility issues it is a thought. One couple we met have been coming for 3 years and he has a cane. The stairs didn't bother them either. There is a desk and a chair in the suite. I would have liked a 2nd chair instead of sitting on the bed. Just ask if you would like this. The owner answered any question within a minute of texting her.

The suite is in a beautiful neighborhood. We are in our 60's and walked downtown in the morning and then again for dinner. It took about 20 min. After the ghost tour, we walked home about 11pm and felt completely safe. There are 3 suites in the Settlers suites and we had the smallest, but all the room we needed with a big closet. Very comfortable bed, big bathroom and shower and a fridge available just outside your room. Very easy entrance, and we did not meet our host until the following day. Breakfast is at 9:30 and very tasty and creative. There is a nice sitting area outside as well. The home is known to tour guides and we were picked up at the house for a wine tour. There was parking for our car on the property. Kaitlyn is lovely to talk to and knowledgeable about the area, restaurants etc.

Part of B&B culture was to meet other people, to talk with the host, share impressions about your trip, get more informations about places around. Is not like that anymore, I had the feeling that we are rushed to finish the breakfast and the talk with other guests!

Breakfast was very”light”. We are not big eaters, I do not eat meat, so the second morning I got 3 slices of toasted bread with sugar, maple syrup , a spoon of cream and 3 small pieces of strawberries! We do not eat bread and sugar either- so… . I do think the breakfast should be more healthy, it looks that B&B s owners are more for profit oriented, the culture of B&Bs is fading!

It feels like home, and yet close to Niagara Falls on the lake, walking distance to the town and restaurants. Breakfast is great, sitting down and being served in communion style which you can socialize with other guests.

Room was a little tight getting around. Could have used another piece of furniture to put my suitcase on, either in the closet or mount the TV to the wall to make that table top more useful.

Breakfast was great! Had to miss the first morning due to a run, but something was left for me early to give me a boost!

There wasn’t anywhere to place our suitcases, a baggage tray would have been a nice touch. The location is very residential which we were fine with, but it’s not central/walkable to town.

It was very clean & quiet. All information was communicated well, check in was seamless. We did not partake in breakfast but we are not morning people.

I honestly can't give enough positive feedback for this bed and breakfast! Our room felt very private, we had everything that we needed, the shared areas were beautiful, the breakfast was absolutely incredible, the host was very kind and considerate, and the location was amazing! We will definitely be back here the next time we come to visit!
