How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewClare and Gene were very welcoming during our stay. The B & B is in a safe, quiet neighborhood within walking distance of restaurants and cafes. The shower had good water pressure and lots of hot water. The bed and room was comfortable. Breakfast was delicious and filling, coffee, tea and biscuits were available in the breakfast room all day. I would definitely stay here again.

Verified reviewA superb and original arts and crafts house with spacious and comfortable bedroom. Claire is such a warm and welcoming host, and nothing is a problem. Off road parking and easy access to centre means you can just park a car up and not think about it until you leave.

Verified reviewI always receive a welcome at this quaint, small B&B in the suburbs of Hull. Safe parking on or off road in a quiet area with a short walk to a great selection of places to dine or enjoy a drink on Princess Avenue. Nearby Pearson Park is a great space to take an evening walk or take the dog.
I have nothing negative to impart about my stay at Jesmond House Vegan B&B.

Verified reviewThis is the third time we have stayed at Jesmond House B&B and we wouldn't consider staying anywhere different on any future trips to Hull. We always have a lovely welcome from Clare and Gene, it truly feels as though we are at home in their beautiful house and it is so well appointed. Breakfast is great and sets us up for the day, we have stayed in 3 different rooms now and all are very comfortable and wonderfully decorated.
Nothing!

It was old and quirky but had been decorated and dressed to a very high standard. Our room was very comfortable and we both slept very well.

The neighborhood is lovely, with loads of cafes and restaurants nearby, and a very nice walk from the city centre. I've stayed here twice and I will again whenever I'm in Hull.

Verified reviewI LOVED my stay! I was in hull visiting my elderly parents in cottingham but the garden at Jesmond was so lovely i bought them back and Clare prepared us a vegan cream tea... delicious! Basically, nothing was too much trouble. I slept like a log thanks to the peaceful ambience and immaculate room; oh and the most comfortable bed I've ever slept in! The only downside was that my stay had to end!

Verified reviewThe location was good.
The accommodation was shabby at best, with frayed bed linen and thoroughly worn towels. There were flies in the breakfast room, where some food was left uncovered. I felt itchy in bed and, most shockingly, after my stay found I had ringworm. Overall, the accommodation could have been good but it was not being maintained anywhere near the condition shown in the photos I had seen before booking. Despite the listing clearly stating "no pets", the owners' dogs were often about in the house and there were birds kept in a large aviary in the room adjoining the breakfast room - the double door to which was never closed. As I have allergies, I always book pet-free accommodation and was misled by the listing.
This is the first and only bad review we have had and, as such, makes no sense whatsoever. This guest was hostile from the outset . I am shocked by this review and know it to be false. One bad review can ruin a business and this, so extreme and out of the norm, can only be a purposeful smear.

Verified reviewWhere to start! Welcoming from the moment you set foot through the gates. Beautiful architecture, I’m still trying to research its history. Lovely breakfast room and i took time out to sit and read with the door open, birds chirping away and dogs bouncing in and out. Claire left the house in Kerry’s capable hands and i was looked after every day. I even stayed another night because i loved it so much, and my back ached so i rested before my 4-5 hour drive back south. Great breakfasts 😛Thank you, i WIll be coming back, and I’ve advertised you on the Vegans Upon Hull page on Facebook.
Um…. Had to use my torch outside and to get upstairs safely.
Thank you so much for your review which I have forwarded to Kerry. The external lights should have been activated at dusk and sensor lights will shortly be installed on the internal stairs as a matter of urgency; the existing night lights are pretty but insufficient. I do hope that we meet in the future when you return and thank you for your kind words xxx

Verified reviewJesmond is a beautiful house, situated in a very quiet and leafy area. Spotlessly clean and elegantly furnished throughout. Slept like a log in the comfy bed. Within easy walking distance of plenty of nice bars and restaurants. Couldn't have picked better accomodation for our stay in Hull. A hidden gem of a place.
There was absolutely nothing to dislike about this B&B.
