How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.
The opinions expressed in contributions are those of Booking.com customers and properties and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options may be available (by type of traveller, by score, etc.).

Verified reviewThe room was pretty.
The security was quite bad. It is a busy street at night and the front door was fully open. Not as an accident, but by design. Even the interior door to the set of rooms was left unlocked. There was a key to the bedroom, but the shared space was essentially fully accessible to the public. I would not have stayed there alone.
Dear Claire, thanks for your review, but our policy is totally different by comparison of what you explain. Each room has its own three keys (one for the front door of the building, one for the house and one for the private suite/room). On the check-in we explain the use of each keys but sometimes, some maybe lazy guest don't lock the house door, so, if someone notice the the door is left unlocked, could lock it immediately (we are not an hotel with a 24h reception during the nightime). The palace is super safe and under camera survellance anyway. Finally one word for the location: we are located in the very center of the town where the nightlife, expecially friday and saturday is alive and sparkling: this is wonderful for the major part of the guest but it is not perfectly suitable if you wanna finish that philosofy white paper :-). All the best, Riccardo

Verified reviewNo breakfast Location fine
Picked up bed bug infestation which carried to next location via luggage. Had to go to doctor first treatment and next property had to fumigate to get rid of infestation. We alerted the property in Genoa only to find that they knew they had a problem but they still rented!

Verified reviewTHERE ARE BED BUGS IN THE BEDS!!! Never stay here!! Worst accomodation we have ever been! We found bugs in our bed in the middle of the night, messaged Susanna to move to another room but we found the same bugs there. We couldn’t sleep all night and found bedbug bites all around our body.Susanna didn’t help us at all so we checked out early in the morning! In addition in the staircase there were cockroaches. (In the beginning Susanna told us to message her 1 hour before our arrival we do so, nevertheless we have to wait 30 minutes.)

Verified reviewLocation was excellent Characterful building and room
The bes was so uncomfortable and dipped in the middle. The noise from other rooms was audible. The bathroom shower was tiny and hard to manoeuvre inside. I’m a size 8 and struggled squeezing in and out. Just a little basic

Verified reviewThe host was brilliant at communicating with us, giving us recommendations before we had even arrived. Susanna was very welcoming upon arrival. The room was very clean, comfortable and cosy. Brilliant location in the middle of town, with the added bonus of a café at the bottom of the building!

Verified reviewVery nice studio in a lovely old building. Susanna was a great host- very friendly, responsive & gave great recommendations.
We barely slept because of noise from bars below & yelling/screaming from a family of guests next door. Would recommend bringing ear plugs because of thin walls.

Verified reviewAmazing property with a rich and amusing history. Susanna is a fantastic host and fascinates you with her knowledge and tips on Genoa. The room is unbelievably big, comfortable, and simply stunning, with these mind blowing affreschi from the ‘400. Totally in love and highly recommend!

Verified reviewExceptional location. Large and clean room with beautiful furniture if not to the claimed standard. My children could not see the free wifi network on their devices (as a parent, that's a plus to me).
Steep (although large) stairs to access the property (2nd floor apartment) might be difficult for an elderly person. Shower was not practical. Visible electric wires 30 centimetres above the shower head were not a reassuring sight and provided a much needed excuse to my 11 year old to refuse to take a shower. My son also noticed a naked electric wire in the bathroom -- let's assume it was not live. Bidet seemed to be leaking when used. There were also water drops landing seemingly from nowhere right in the middle of the coffee table... Luckily the drops missed my daughters' headphones.

Verified reviewThe room was advertised as having a values of over $700, I totally disagree with that assertion. The building is pretty run-down, located in a Piazzale that is dirty and a bit uncomfortable, there is no Wi-Fi service in the room, no TV. The windows face an inner patio, that is a service patio for a bar/restaurant down below with noise till the wee hours of the morning.
Just about everything
Many thanks for your feedback. Just to be a little more precise about your listed points: - you pay about 85$ while during some important events at 700$ is sold out (this is manly due to our “awful” position in front often of palazzo ducale and the 5 centuries years old history); - WiFi is one of the most appreciated amenities for its quality and speed; - TV is not listed in the provided amenities (if pictures were not enough); - the patio is not a service space except for stairs. - the building is not run down is simply a XV century building protected by authorities; Anyway accordingly to your precious observations, we humbly suggest a best western for your next trip. Best regards, Riccardo | Charming Genova
