Our best stay in Italy!!! The hosts weer incredible and we felt so comfortable our entire time in Modena!!! The breakfast in the mornign was such a bonus and the room was PERFECT!!! We didn't want to leave!!! We had the best stay!!

The host was very friendly and very helpful. He promptly replied to any questions or enquiries. The accommodation was located in the centre of the city providing easy access to all the main sites.

I would not change anything!

The location is right in the middle of the historic center, but on a very quiet side street. Paola and her friend Elizabeth (?) could not have been nicer. I was able to leave my luggage early in my room, which actually was already clean and ready for me by around 12 o’clock. Breakfast was simple but just fine for me. There was one other couple staying in the B & B the first two nights I stayed there. Coco 21 has three rooms and the third room was empty. Everything is very clean and new and very tastefully decorated. I loved staying there and if I go back to Modena I will try to stay there again!

Fantastic location. Fantastic hosts. You can’t get more central in Modena than Coco21. Paola and Elisabetta became like family for the week that we were there. Elisabetta’s husband even organised for us to play tennis at his local club. What a privilege. This is a special place

Breakfast area does not have a door so if guests talking during breakfast, other guests cannot sleep because of noise

The water temperature in the shower was not hot enough. It was about 35 degrees. After a warning, it was raised.

Love the location! Plus Paula and Emilia were very accommodating! We had an early call time for our ParmaLook tour (Parmigiano Reggiano+Parma Ham+Balsamic Tour) and they provided us breakfast and the rooms were very clean and beautiful! Location was the best too!

In our room, in addition to the selection of tea, it would have been nice to have coffee as an option as well.

Excellent location in the very heart of Modena. Paula did an excellent job in creating a welcoming, safe and secure home from home for her guests. Our room was comfortable, and we appreciated the welcoming snacks and a choice of tea. The breakfast selection was small, but enjoyable. We had an early departure on our last day, which meant we would miss our final breakfast, but Paola was kind enough to leave us some muffins, pastries and fruit to help ourselves - thank you Paola.

Location is on a side street very close to the main piazza, but far away enough to be quiet. It is up a flight of stairs, but there is an elevator. Breakfast was just what we wanted, but if you expect a big spread, you might be disappointed..

No issues at all.

Room was spacious & beautifully presented, with a stunning bathroom suite. Centrally located only a 15 walk from the train station and adjacent to the town centre, Coco 21 is accessible on level 2 of the building by either stairs or a lift. Lovely breakfast served in a communal kitchen area. Communication was excellent throughout & Paola was a delight to have as a host. Highly recommended !

We liked everything!!!

Loved everything!!! Location in center of the Modena, so easy to walk around to shops, restaurants and cultural places like the Cathedral, Museo Estense, Palazzo Ducale. We were in the Deluxe King Suite, which was perfect in every sense, Spacious, with desk area for our 2 computers, 2 TV's one in each room. Small fridge with water, Coke, etc. Bed and pillows very comfortable and good quality. Bathroom was very clean, well designed, and ample space, with great toiletries. Spacious, modern shower. All recently remodeled. Very welcoming attractive decor and pleasant all around Breakfast was perfect. OJ, Fruit, cereal, small sandwiches, pastries, teas, and my husband's favorite, excellent Cappuccino!! Great access to 2nd floor with elevator. But the STAR of the B&B is its owner, Paula. She is friendly, welcoming and hospitable. Accommodating our every need. Gave us good dining and shopping recommendations. She made us feel at home and that we had known her forever. We thank her for making our Modena experience exceptional.
