The shower was an absolute train wreck. It takes 3-4 mins to get warm. There's no enclosure for taking a standing shower easily. 0 bars of water pressure. Just fix that one thing and this place gets a much higher rating!

Had a very hard time finding the place. Buildings were not marked well. Struggled with the lock at main gate but someone let us in. I don't think it is the fault of the owner that it is hard to find, but rather the building itself, but we drove around for quite awhile lost.

We arrived VERY late and just slept there. There were many snacks left out for breakfast and that was a great surprise since we brought nothing with us for the morning. And an extra treat-a pigeon was sitting on two eggs outside our window!

Front door set up in our ground floor apartment was confusing. What we assumed as our front door and hallway to our apartment was in fact leading to another apartment. Sitting at our breakfast bar, with what we thought was an internal door open, we were suddenly greeted by 2 people walking up ‘our’ hallway accessing the other apartment. So in fact the night before, when we went out for a drink, we left our apartment door (with all valuables and documents) wide open. Lucky nothing was missing.

The location is good, very close to the train station (4 min) from where we took the train to Rome. We enjoyed the good coffee and the big balcony. I recommend it if you want to visit Rome.

Walls may have been painted some years ago, but they could have been repainted again.

Breakfast was some orange juice and packed bakeries in the kitchen (so not a hotel style catering:), but it was delicious. Location is great, few minutes walk from the train station (Parco Leonardo), we choose specifically due to the closeness tp the airport and the train station. Next to the train station, there is huge mall with a hipermarket inside, where you can buy food as well. Neighbourhood is silent, the windows has shades, you can sleep well here. Its perfect for 2-3 days stay. the kitchen is equipped with a coffee machine too with coffee pods. And it has a nice balcony, if you want to sit outside.

The apartment is spacious and clean. The instructions are clear and accurate. Staff was helpful and ready for our late arrival. Location is perfect for the train station. Will come again next time.

The apartment was a short walk to a very large mall that had several food choices. It was also a short walk to the Leonardo Express train to the airport.

The most serious issue with this accommodation was safety. The room had only one exit and the windows were barred and could not be opened, which is a major fire hazard. According to international fire safety standards, there should be at least two ways to escape any sleeping area in case of emergency. Fixed bars on windows with no way to open them from inside are extremely dangerous and likely not compliant with fire codes. When I raised this concern and called the property, a staff member eventually came down. Instead of acknowledging the issue or offering help, she told me, very rudely, that if I didn’t like it, I could just leave. She also claimed there were no other rooms available, even though Booking.com showed another listing in the same building marked as available. This level of disrespectful treatment, combined with serious safety risk makes me strongly advise others to think twice before booking here. Thank you for your response, but unfortunately, it only reinforces my concerns. The issue I raised was not about wanting an upgrade, but about basic safety. The room had only one exit and the windows were barred shut with no way to open them from the inside—this is a serious fire hazard, regardless of whether the room is on the ground floor or not. REPLY TO PROPERTY RESPONSE: THIS WASN’T ABOUT AN UPGRADE—IT WAS ABOUT BASIC SAFETY. THE ROOM HAD ONE EXIT AND BARRED WINDOWS THAT COULDN’T BE OPENED. THE ROOM ITSELF WAS DIRTY, THE BREAKFAST AREA WAS INFESTED WITH ANTS, AND THE FOOD WAS POOR QUALITY. ONLINE PHOTOS DO NOT REFLECT REALITY. WHEN I TRIED TO RAISE THESE ISSUES, STAFF WERE RUDE AND DISMISSIVE. THIS PLACE IS NEITHER SAFE NOR HOSPITABLE.

Advertised with outside space which was not available through a locked door (unkept with weeds, and not clean anyway) No kitchen, simply two wooden shelves for dry goods at breakfast, coffee maker, kettle cutlery and drinking cups and saucers, fridge and microwave under in a cupboard … no sink plates to eat etc Shower head is broken so that at full pressure water floods bathroom… once you regulate the power it works fine Walk to station at night is very dark due to lack of street lights and overgrown pathway (not owners fault) It is not a B&B as advertised simply two rooms one to sleep and one to wash, no where to sit except two stools in a converted hallway if you are waiting for someone to get ready otherwise you sit on a bed Lightbulb out in Bedroom but that’s simply changed No windows that open for air… we don’t like air con and bedroom was generally cool… but we prefer air Sad to have to write on here but owner did not reply to Whatsap on our departure to register or respond to our feedback or the problems. Not all the utensils in the kitchen were in great condition.

The check in process was very easy and we had no difficulty finding the room. It was very clean and had very comfortable beds, which was much needed after a long several weeks walking all over Italy. We also appreciated the breakfast in the morning.

Breakfast is six crossiant, six rusk and coffee tea and one bottle of jucie for six adults & 3 kids. It was very difficult when having small kids and the breakfast is as above is a poor standard with no information but just mentioned in the booking as breakfast included. VERY MISLEADING.

Location: It’s in a densely populated area. Difficult for taxi driver to find. We ended up with a 65€ taxi fare. Amenities: No kitchen. Strange shower setup in bathtub. Few electrical/charger outlets.

Proximity to airport . . . once driver found it. Staff were very helpful in arranging taxi to airport early the morning after our stay.

The bathtub jets looked pretty gross, like mentioned by others. The aircon was a bit weak, but managed to make it just bearable to sleep during hot summer. The images on the website can be a bit misleading as to reality. The apartment block is old and in the middle of nowhere.

For all things practical, it is a great place to stay. If you need to be close to the airport and you dont want to be right next to a noisy train station and if its only for a night or two to sleep, shower and depart from its convenient. The mall closeby can be useful, but we did not get a chance to try it out. The train station to take you to places in Rome or the airport is a 5 minute walk or less, very closeby. No need for a taxi but on arrival in the dark we opted for a taxi. The checking in process was easy with clear communication from the hosts. We chatted through whatsapp and ended up not meeting but it was smooth and convenient. Milk, juices, capsule coffee and biscuits and pastries stocked in the refrigerator and some sachets of shampoo and soap. Enough towels and the beds were big and ready for us. This is not a place to look for super cleanliness.

The balcony was really nice. The sitting room that had a couch that turned into a bed was amazing. They have Netflix on the TV. The other bedroom was nice and spacious as well. Amazing place and really nice neighbours
