Not a massive negative, but for the price the Deluxe Double Room was a quite small and the water pressure in the shower needs upgrading🙂

Fab location close to all the best sights. Superb owner who couldn’t do enough to make our stay memorable and well informed. Nice old building in a quiet side street close to restaurants, shops & cafes. Clean and comfortable room. The breakfast at a local cafe was simple but very good - friendly staff.

Massimo and Silvia were the perfect host. They showed us where to visit in the old city and helped booking a great restaurant. The room was cozy with all amenities from a 5 star hotel.

Everything about our stay was a pleasure. The rooms were immaculate and had everything that we needed. Our hosts were extremely helpful and welcomed us every day - really made us feel at home. Hope to return in the future.

Location and staff were great, staff is happy to help with easy parking solution, the team is very welcoming and flexible. The room was perfect and had everything needed for a relaxing weekend in Modena. Would definitely come back!

I didn't like the fact that I had to climb 8 stairs every time I left, especially with suitcases.

breakfast was simple, a small sandwich, coffee and juice. I found it very little for the daily rate. The location, outside the hotel, was very pleasant.

Price was a little steep but you do get great service in return.

Owner went out of his way to accommodate our every need. He found us a great parking spot (not easy to find otherwise), then he booked us a table for dinner at a nearby restaurant when we told him we were having trouble with a reservation. He also gave us information about the city landmarks, how and when to enjoy them best. Room was clean and comfortable. Check in and check out were smooth. Lots of complimentary toiletries.

My only quibble is with the room rate, which of course we knew when we booked, so we made the choice.

We showed up early and received a very warm welcome from Massimo - we felt we had all the information we could want and he was very responsive to other questions/requests later on. The breakfast at the nearby cafe was delicious and very typical of Italian breakfasts (how we miss our daily chocolate croissants!) Great location. Comfy beds. Nice bathroom. Quiet room. Note: at least the room we booked is a room in an apartment building.

Spacious and very clean, sheets were very good quality, easy to navigate, location is very comfortable to walk and explore. Staff are super friendly and will do anything to accommodate your needs, which is very important to me. Very good value for the money.

Great location in Modena centre. Really well-situated for the sights. The room is big, with a nice sitting area, kitchen, a large bedroom and nice bathroom. The fridge stocks a good option of drinks to purchase, from water to Aperol Spritz. The staff were really helpful and very friendly. We’d be happy to stay again!

Only one a/c worked. They put 4 coffee pods with coffee maker. It appears only 2 are free. The other 2 are 3 euros each. At check out 12 euros. Not that much but did not know and annoying.

The room was modern and clean- lovely. The HOST was amazing 🤩 he welcomed us with his little dog Jack and recommended all sorts of great activities to do. Also the best pasta restaurant only two saway that we have ever had!
