We visited in October where many of the facilities that you would normally have were closed, no bar/restaurant, no yoga. It might have been good to know that before hand but we still enjoyed our stay.

Lovely property in a great location. Light, airy room with lovely view of ocean and village square. Found some great bars and restaurants in the old village centre and the little square beside the hotel.

Beautiful property right near the sea. The reception was so pleasant. She explained everything to us perfectly. Breakfast was so enjoyable. We hope to return to Sperlonga one day.

Absolute Perfection! Palazzo San Rocco is stunning—beautiful architecture, stylish details, and incredibly comfortable beds with breathtaking views. The staff are pure gold: Francesco arranged amazing restaurant bookings, Valeria had fantastic local tips, and Alfredo made our adventures (and beach days) effortless. The hotel is steps from a beach, but the San Rocco Beach Club (10 minutes away, with guest discount and shuttle) is heavenly—serene, stylish, and with excellent food and service. I even had a world-class €70 beach massage! Warm, welcoming, and unforgettable—I’m so glad I chose this place. Can’t wait to return!

There was nothing that we didn’t like about this property. All the staff we had a excellent stay.

It’s very clean, comfortable, stylish and very well located. The staff were amazing very helpful even when it came to park in the car. There was a young gentleman helping on the reception and he was super great. Food was excellent for our evening meal and the waitress is very polite for breakfast. We had to pre-order. And the food was very well presented. The Bed was very comfortable with great Len.

We loved this boutique hotel. Great location, close to old town and beach with lots of bars and restaurants. Staff were very friendly when we arrived, they helped to park our car for 10 euros. Our seaview room was lovely, clean and comfortable. Water in the fridge, hairdryer and toiletries in the bathroom. Breakfast was the best! We pre-ordered and the restaurant was beautifully set out and looked stunning. All the food was cooked to order and was very impressive. Freshly made juices were fab. Wonderful, we will be back. Thank you!

We absolutely loved our stay here. We specifically loved the building itself, the terraces(multiple!), the dining room, and their decor. The building is a recently renovated historic building with big rooms, attention to detail, comfortable beds, and great aesthetics. They provided great amenities, the location was excellent and the staff was very friendly and helpful. We arrived later than anticipated but they were accommodating.

The hotel location is excellent. Especially for the evening walks. Upstairs terrace with its fantastic view was a nice bunos to the experience to enjoy sunsets. Valeria from the teception was very helpful and nice. Everyhting was super comfortable and cosy. The only thing is that tou need to walk around 15-20 mins to get to the dedicated beach of the hotel but that was not a big deal for me because I enjoyed those walks on the beach. Also there are some other public beaches which you’re welcome to use too.

Unfortunately Palazzo San Rocco didn’t meet our expectations. I was under the impression from the photos that the terraces overlooking the sea were part of the hotel for guests, and nearby the rooms. Instead, the terrace restaurant (with the most impressive view) is open to the public. I wish we had chosen to stay elsewhere and simply visited the restaurant for aperitivo. The room’s AC didn’t work properly, so our room was 28° C or warmer throughout our entire stay. It was impossible to sleep in the heat. The room was incredibly basic. For example, the shower - while large - lacked any sort of shelf or stool upon which to place shampoo, conditioner, etc. So we were left to place these things on the shower floor - which wasn’t ideal, as the drain was slow, and water pooled in the floor. Finally, the staff while pleasant was rather apathetic. We had just gotten married and were spending the first two nights of our honeymoon in Sperlonga on our way farther south. We informed the hotel of this ahead of time, and even upon our arrival. They didn’t say a single word of congratulations. We don’t need a full champagne welcome, but a nod to our special time would have been appreciated. We won’t be staying here again.

Breakfast was good. Location was perfect - beach just steps away.

Close to everything and extremely responsive staff

A few things that wouldn’t my change our minds about staying here but some of these should be reconsidered by the hotel (which just recently opened so I’m sure there will be some changes/improvements). The main light in the living area randomly turns off every 10 mins or so (it’s not motion sensitive). There is no shelf in the shower so using products in the shower requires putting them on the floor (where they’d get wet) or stepping in and out of the shower (which makes floor wet). They didn’t provide face cloths (this is more of a warning to Americans about many hotels in Italy/EU) The breakfast provided left a bit to be desired, small portions and limited selections - but we are American and therefore our expectations are probably unfair. The beach was beautiful and we really enjoyed ourselves but I was never able to find the area that belonged to the hotel so we ended up using chairs from the nearby hotel at a cost. Also they don’t lend beach towels - you must purchase the towels for €27 each. Finally, I requested use of an iron and ironing board which they were able to accommodate but apparently it was the only one at the hotel so it took a bit of negotiating. We were going to a wedding so it was pretty critical for us.

This hotel is clean and has a modern aesthetic and it’s located within walking distance of the beach and several restaurants. Our room was large enough for my family of three to fit comfortably. The hotel staff were very attentive and accommodating.
