Besides having such a romantic, old history the Residenza is charming, comfortable and in a very quiet, convenient location. Amber the owner is super friendly and thoughtful and Eva, who met us on our arrival was also extremely friendly, helpful and informative about the house and area. It was the perfect stay for our week in glorious Venice.

From the moment we arrived, Ambra was gracious, warm and personable. She truly seemed interested in helping us have the full Venetian experience. The property could not be in a better location- tucked away from the bustle yet very near good restaurants and shopping. Ambra knew everything about the historic building and our “residenza” was clean, spacious and so charming, including a father singing to his children as he boated them off to school in the channel just below our window. Cannot say enough about how much we enjoyed our stay. Ottimo lavoro, Ambra! Arrivederci!

The mosquito that kept buzzing me as I sat out in the outdoor lounge. Grateful for the mosquito plug in the room.

The history was fascinating. The bed was huge and extremely comfy. The decor quirky and totally in keeping with the building. The agency staff supporting the venue were lovely and gave lots of good suggestions.

Central location with good food around the area, 5min walk to Rialto bridge. Clean and comfortable, with good air conditioning which is very much needed in summer. Lovely host who was responsive and gave good recommendations

We would not mind if the room size was a little bit bigger, however this was not a real problem.

Check in was a unique experience with very extended information about the area, even the history of the residence and the surroundings. Location was perfect. Very near to Rialto bridge, but you could hardly hear any noise around. The residence itself an original part of the history of Venice.

The king bed which was advertised was actually two twins put together. Still, the mattresses were comfortable, unless you were sleeping on the crack. Additionally, we had several mosquitoes in the room. That may be common with a canal outside the window, but it did detract from our experience.

The staff was very helpful and even provided a little walking tour of the neighborhood. The room was clean, comfortable, and in a quiet area yet still conveniently situated.

The soap for washing your hair and body could have been more easily identified, as the label only had a symbol and the name of the brand but did not say on it what it was for, so I was not sure at first if it was just hand-soap or what. Also, I wish the rooms had wifi. The T.v did not work for programs and streaming networks because there was no internet in the room.

I liked the interior decor of the building and my room, as well as the terrace. The location is fantastic, because it is right in the centre but still has a quiet and intimate feel to the location. The location is also great because from the outside it looks like a regular building and not a hotel, so I felt more secure knowing it's not as noticeable as a residence for tourists. I also really liked the cleanliness of the room and the mini bar/mini coffee bar!

We had to pay 50€ extra for arrival in the weekend which I think is excessive considering the room rate. The room had a strong smell. We had the king room with canal view which theoretically yes the window looks on a canal but it’s not a view worth mentioning as added value.

False advertisement. This is not a hotel as it’s mentioned in your website. The room looked FAR from the pictures shown here. the whole place is decaying. Pretty sure the walls have mould on them. We found walls falling apart a few times on our way out. There is no cleaning service unless you want to pay €30 extra per day. For some reason they never fully disclosed they forced us to pay in cash only the city tax. The internet didn’t work. There was nobody at reception, they made us meet in a different place a few blocks away from the actual location since they have NO reception as it’s NOT A HOTEL. They claim to be a “locanda” but as a customer and tourists visiting there is NO WAY we know that in advance.

We were not able to get clean towels, the cell phone reception was really bad and the wifi was pretty much not existent. This place was more like an airbnb so there is no staff on the premises and the rooms were not cleaned daily.

We really enjoyed how quiet the neighborhood was and how close it was to a local Catholic Church! The ferry boat station is around the corner so we figured out how to use it to our advantage to get around Venice fast. On the day of check in, our train was delayed getting into Venice but the owner was kind enough to wait for us until we arrived. This place definitely has a Venice charming vibe.

We needed a small bit more toilet roll. But everything else was perfect.

The location, history and beauty of this hotel was just amazing. We will be back. Ambre who greeted us and brought us to the hotel was so friendly and wonderful. She told us so many handy things to know such as getting around and where and what to eat. She cheered us after a long journey of train delays. The hotel was spacious, clean, gorgeous and very romantic. The area it is in was great for authentic shops, cafes and restaurants.
