If you have large suitcases it is a bit awkward getting them up outside steps, even with the ramps provided.

You had to buy your own coffee for breakfast from a machine.

The breakfast was very nice with croissants and cake as well as some cheese and ham. There was parking on-site inside a gate. The shower was very good. It was just a short walk to restaurants along the waterfront.

For starters, two groups of Italians were talking VERY loudly in the garden of the property (so could be heard in presumably most rooms) for all evening until c. 1am. Which might not be nice if e.g. having an early morning flight. Not directly the fault of the property, but signs were in place saying in both Italian and English that silence is enforced from 10pm until morning, and this was very clearly not enforced. Also note that some rooms, as well as where you have breakfast, require going up a steep-ish staircase, with no available lift, so if that would be a problem for you or someone you travel with, then perhaps look elsewhere. In addition, WiFi very unreliable...

Good room, free parking on site (but limited spots), nice and helpful host. Location also great (just a 2min walk to the Fiumicino beachside with all that entails, and also a 10min drive to Rome's main airport, so excellent for the last day of a longer vacation going multiple places in central Italy).

Spacious room and large bathroom, nice garden Air condition worked perfect despite superwarm weather. Refridgerator in the room. The landlady was nice and helpful. Nice italian breakfast. Location is just 2-3 blocks from the sea. Grocery store and several restaurants 5 minutes away. Great stay if you want to have a day on the beach and catch a plane at the airport the day after. There are both public beaches and beach clubs. Tje room was quiet even though it is close to the airport. Taxi from the hotell to the airport is a 10-15 minute ride and is readonably priced.

Perfect location for a stay following a very late night flight into Fiumicino. Staff was very accommodating and gave us very clear instructions to check in on our own after hours. There are a good number of amenities in the area, and it's within walking distance to the beach.

We were the last one who ate breakfast and I had to ask few things from the lady to replace as they didn't have. But everything else was OK

It's a very spacious and clean room with big bathroom. Very easy to access. As we arrived a early morning before contacted the owner how we can get in and she very well explained how we can check ourselves in. We got a nice room to fit us as a family. Comfy bed. I found the breakfast area was a little small but we managed to eat quick before our flight. Very close to the airport.

The taxi ordered did not arrive on time. This is unacceptable when one has a plane to catch. Should perhaps consider working with a different taxi company.

Staff was excellent. Listened and responded to requests to print documents without payment and to adjust time of departure. They let us check in a number of hours early which was a "lifesaver" as we were exhausted from our travels.
