Real Bookers. Real stays. Real opinions.
Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

CanadaThe area was not in a good area, the squatters was right beside it. We did not attempt to go out at night. The taxi was expensive just To go to the beach. We decided to leave earlier than planned. The facility has no bike. The hot water in the shower did not work. They attempted to fix it but it didn’t really get fixed.
The place was very nice and clean! Alberto was responsive when we messaged him. He was knowledgeable about the area and kept the place very clean! The pool was very big and nice.

CroatiaThe property is located in a developing area, roads around it are dirt and filled with holes. It is not unique to this property but Tulum town in general. Even the main road to beach was under construction and full of holes. There is however 1 road with some asphalt so if you are with a car or bike take that one, my taxi drivers always take it. During my stay electricity and water would go off at least twice a day for a few hours. This happens often in Tulum but just so you are aware. Overall all good but keep in mind that tulum is developing town and most of negatives come from the town under construction and bad infrastructure for the amount of tourists and not the property on its own.
Beautiful and new property and a real tropical oasis. It has a lovely design, a nice pool and a good gym. Responsive host and great value. The property seems extremely safe and wifi was great when it was on. The apartment itself is spacious and has everything you need for a nice stay. Walking distance to Tulum town centre and 20 mins biking to the beach. Everything looks exactly like in photos online.

United Kingdomwe had a pool towel and a bathroom towel each, but had no access to getting these changed and after using everyday for a week is a bit too long really. we asked about getting fresh ones and were told as it was a private rental they didn’t have any others for us. there is building work still ongoing every now and again so I didn’t find the balcony and outside areas were a bit dusty but we didn’t really find the noise disturbing. the road outside the hotel is worse for wear! it’s just a gravel dirt track and our car struggled but we did find an alternative route out instead in the car but we walked down it each night to the Main Street. we never felt unsafe. Having a Safe in the room would have been a nice extra.
we had a lovely relaxing week here, nice rooms and the location is convenient, 10-15 minute walk up to the Main Street. pool area is nice although limited sun beds and they don’t get the sun until 1pm ish but the complex is still pretty quiet so we managed to get a sun bed each day. the grounds are beautiful. rooms are comfy and a decent size. good facilities for catering and making breakfast and lunch ourselves.

United KingdomThere was no hot water but again in Mexico you dont really need a hot water most of the days.
Location is perfect, it's more towards the downtown but still closer to the zona hotelera street. Bus station just below the appartment so it was perfect spot to catch the bus to zona hotelera. Appartment has everything you need and it was clean and comfy. Check in and check out instructions were sent to us through message and it was straightforward and easy. Communication with owner/owners is great and they always reponded to our questions promptly. Would highly recommend this appartment.
