The jacuzzi lights didn’t work which meant the outdoor area was very dark on a night. Due to the amount of rain lots of water came under the door into the apartment and we were also locked out for almost three hours. As this is one is the pricier options in tulum when considering all the added costs, it didn’t seem like the best value for money.

Nice modern apartment, good location - was easy to walk into the city or a 20min cycle to the beaches. Staff were very attentive with any issues we experienced.

Although the location of the property itself is within the best area of Tulum, it’s at least a 30 minute cycle/15 minute cab ride to the beach. This is something we should have researched ourselves and not the fault of the property but the location for us wasn’t the best. We got asked at the beginning of our stay to be sure to turn off our jacuzzi at night to make sure we didn’t disturb our neighbours. We didn’t get round to using our jacuzzi but an apartment on the same floor as the property decided to use theirs one evening. We now understand why we were given the initial warning, it was SO loud and could be heard throughout the apartment right until the neighbours decided to turn it off. Just be prepared that during busy periods where people are using their jacuzzi’s more often you will likely get a few restless night sleeps.

The apartment is located within a fantastic complex and is very modern. Amenities were great including a well equipped gym and there were plenty of places to sunbathe. The front desk was also very helpful with providing recommendations and answering any queries we had regarding the complex itself.

The instructions on how to use the washer/dryer and the private jacuzzi could have been more clear. Maybe labeled with english as I was not able to figure out how to dry clothes after washing them. I tried translate and YouTube but was unsuccessful. We were never able to get the private hot tub heated up, even though that was my main reason for booking this place. This wouldn’t stop me from booking again.

The location was perfect, close to a few restaurants and shops and walkable to a grocery store. Definitely recommend a scooter or ATV to get around and to the beach and downtown area as the taxi was about $45 USD for a 20 min ride, more if using credit card. There was someone on staff 24 hours which was helpful. We arrived early and were able to leave our luggage while we went to explore. It was quiet and tranquil except for a bit of construction which didn’t really affect or bother us. The pools are all public for any guests, (even though they seem to be private for the first level) and all of different depths. The private cenote was divine and beautiful! I truly appreciated the quick responses from the property when I messaged!

The rooftop is gorgeous but I didn’t use the pool or the grill, I think both could do with a deep clean. It would also benefit from more furniture.

I stayed in the penthouse 401F which was great value for money considering it was the highest season. Xalet condos are fabulous, located between the town and the beach it’s a great spot. Both are a bit a of a walk but if you hire a bike you’ll be fine. There are restaurants and a big supermarket close by if you don’t want to venture far. The development is STUNNING and the views from the communal rooftop is great. The instructions for the access were simple and received quickly which allowed for an early check in on arrival. It features an electronic access so no need for annoying keys! Just punch in the code. It also locks automatically behind you so felt super secure. There are loads of camera on the premises and guards that are walking around so as a solo female traveler I felt really safe. The apartment was well equipped, I loved how easy it was to sync my Spotify to the tv, the massive bottle of water that kept me hydrated throughout my stay plus the extension cable which made it super easy and convenient to plug all my devices in and chill at the same time. Not all the apartments came with this so it was much appreciated!!! The balcony is spacious and well furnished. I loved lounging in the hammock on Christmas Day! Bliss!

The Bloomson Company who runs this condo was very responsive to all messages. I mistakingly left a valuable ring at the condo and their staff found it for me after we had checked out. They graciously coordinated with me to pick it up a few days later when we returned to Tulum. Miguel at Bloomson was particuarly helpful. It was a wonderful stay!

We booked this for the 'luxury' offered and were prepared to pay the high price for this. However on the complex, the lift to our apartment didn't work for the full fortnight, leaving us carrying cases up and down two flights of stairs. Two out of the three jacuzzi's didn't work including the roof top one. This was disappointing as this was a selling point for us. The toilets near the roof top pool were over flowing with feaces and clearly not been cleaned for a while. Pools weren't always clean. The complex has no back up generator and water is by electric pump so when electric goes you can't get a shower or flush the toilet. This is ok for an hour or so but was a nightmare for the 20 hours the electric was out during the hurricane. I know hurricane was unavoidable but we thought a large complex as this would have water fed not by electric. Cenote dirty compared to others. The apartment was lovely but lacked luxury. One towel for each of us and two toilet rolls in each bathroom for a fortnight, no washingup liquid. . When paying £2500 for two weeks I don't except to buy toilet rolls , wash towels or not have enough towels between us....and shouldn't have to ask. The kitchen sink u bend came off when emptying full sink of water after washing up, again these things happen but the owners asked what we had done to it rather than apologising for having to mop up. It lacks personal touch etc. Ive stayed in lots of luxury places and had bottles of water there upon arriving etc etc, not here. After years of travelling I've never left a bad review, but felt needed to due to conditions in relation to money paid and owners reactions. Due to amenities not working and lack of luxury I was disappointed, there is def better out there in the area for less money than we paid.

The location was great , apartment was large and comfortable, lovely outside eating area , beds very comfortable. Complex set out well with good amenities if they were working. Has potential if managed better.

The property was not clean. The swimming pool aka hot-tub at the roof was really dirty. There was no cleaning equipment only toilet paper.. we were with a small kid of one year old, and was not children proof. The fence of the balcony was broken and not stuck, so the only room where he could play was the living room but there was a stairs, so not really easy with a kid. Besides that he broke down a vase and they charged us 50 USD. It’s a private own property and only trying to make money.

When you arrived the property will give you the wow feeling. Great staff, in case of questions they will help you.

People working after 6pm not help full when I had car trouble and the boss was at the front refused to call for help but he said plz don’t roll your luggage over the bridge the wood is expensive so I told him to carry my luggage or to buy carts

We stayed here as a family of 4. The place is absolutely beautiful with several pools. The apartment was well equipped and the beds were very comfortable. We also found many excellent places to eat close by. I hope to return one day and recommend it fully.
