The location is excellent for exploring Khiva. It is an excellent guest house with a great garden/outdoor space. Breakfast was great. Staff were so helpful and friendly. Despite limited English spoken, google translate worked well and we never had any issues at all.

Good apartment in the north of Khiva with wifi and AC. The manager and his family were particularly kind and helpful, giving us good advice, letting us use the terrace at their hotel in the centre and giving us a lift to the station.

Sulton-Sayyor is a recently renovated guest house in Khiva, where guests can make the most of its garden and terrace. The property has city and inner courtyard views.

the location is good. waking distance to the ancient city. the owner is very friendly and the house is very clean. breakfast is big enough including fruits. we forgot the registration card when we left and the owner emailed it to us. very helpful very good people. recommend this place

Best location! The family were so lovely. Our overnight train arrived early in the morning and they let us check into the room early and have a nap! Couldn’t recommend this stay enough!

Great location. Very welcoming. All facilities were clean and comfortable. Breakfast was fantastic, with crepes, fruit and eggs. We liked it so much that we extended our stay.

Everything from the moment we stepped in this lovely guest house, was perfect. The owners are the nicest people. The room was simple, but decorated with national things to make you feel more like you are in authentic place. Breakfast was incredible, everything was served fresh and more than enough to keep you full. Tea and coffee are complimentary all the time. If you need any help, the owners are always there for you. And , of course, the location is perfect, right in the middle of the old town. The bed was on the hard side, but we did not mind at all, we slept very well. Everything is clean, the Wi-fi worked with no issues. Overall, I recommend this stay for everyone. Thank you so much!
